01Consultation & site assessment
We discuss how you use the space, inspect existing conditions, take measurements and identify priorities, access needs and practical constraints.

02Design, scope & selections
We agree on the layout, design direction, colors, finishes, lighting and furniture. A written proposal defines the work, allowances, responsibilities and payment terms.

03Scheduling & project coordination
We coordinate trades, ordering, deliveries and work stages. Required permits and licensed trade work are arranged within the agreed scope; changes are approved before proceeding.

04Protect the property
We protect retained floors, furniture, counters, windows and fixtures as appropriate. We define access routes, isolate work areas and use dust-control measures suited to the work.

05Demolition & rough construction
We remove agreed finishes, fixtures or cabinetry, then complete approved framing and drywall changes. Concealed damage is documented and additional work agreed before proceeding.

06Electrical, plumbing & HVAC
We coordinate approved relocations, connections, outlets, switches, lighting and ventilation with the relevant trades. Required checks are completed before concealed work is closed.

07Walls, ceilings & wet areas
We complete insulation where included, drywall, joint finishing and surface preparation. Wet areas receive the specified backing and waterproofing system before tile work.

08Install the finishes
We install the agreed flooring, tile, cabinetry, doors, trim and paint finishes in the correct sequence, protecting completed work as the project progresses.

09Furniture & final installation
We source and install the approved furniture within the agreed purchasing scope, assemble and position pieces, and complete fixtures, hardware, window treatments and styling as specified.

10Clean, inspect & hand over
We remove agreed construction debris and protective materials, complete final cleaning, walk through the project with you and address the agreed punch list before handover.

Interior & Exterior Painting

01Inspect & define the scope
We identify the surfaces to be painted and inspect for peeling, cracks, staining and moisture concerns. Interior and exterior areas, access requirements and exclusions are recorded.

02Approve colors & coating system
We confirm colors, sheen and products suitable for each substrate. Sample areas can be agreed before full application. The proposal defines preparation and the required coating system.

03Protect surrounding surfaces
We move or cover furniture and mask floors, counters, cabinets, glass, hardware and fixtures. Outside, we protect nearby landscaping, walkways and adjacent surfaces as appropriate.

04Clean & prepare
We remove dust, grease and loose material. Exterior washing is performed where appropriate, with sufficient drying time before coating. Unstable or damp surfaces are assessed before painting.

05Repair & smooth
We patch agreed minor holes and cracks, scrape failing paint, sand edges and caulk suitable joints. Larger drywall, wood or substrate repairs are identified and priced separately if needed.

06Prime where required
We prime bare, repaired, stained or otherwise suitable areas using the specified product. Primer selection is matched to adhesion, stain control and substrate needs.

07Apply finish coats
We brush, roll or spray as appropriate, following product coverage, drying and recoat requirements. Coat count follows the proposal and coating system; additional coverage needs are discussed.

08Finish edges & detail work
We complete the included doors, frames, trim, baseboards and exterior details. We check cut lines, corners, sheen and coverage under appropriate lighting.

09Remove protection & clean
Once coatings are ready, we carefully remove masking, reinstall items removed within scope and clean the work area. Waste and paint disposal follow the agreed arrangements.

10Final walkthrough & care
We review the finished surfaces with you, complete agreed touch-ups and explain drying, curing and cleaning guidance. Leftover labeled paint is handed over where available.

SERVICE 03
Flooring Installation
A prepared foundation. A carefully finished floor.

01Measure & assess
We measure the areas and inspect the existing floor, transitions, access and visible substrate conditions. We discuss residential or commercial use and the preferred installation schedule.

02Approve material & layout
We confirm the flooring product, installation method, pattern, direction, trims and room transitions. Quantities include an agreed waste allowance; supplying responsibilities are stated in the proposal.

03Protect the space
We protect retained finishes and adjacent rooms, establish material staging and safe access, and coordinate furniture or appliance moving within scope. Dust controls are used for removal and preparation.

04Remove existing flooring
Where included, we remove the old covering, underlayment and agreed trims. Adhesive removal and debris handling follow the quoted scope; concealed damage is reviewed before extra work begins.

05Check moisture & flatness
We assess the exposed substrate and carry out the moisture testing required for the selected system. We compare conditions with product requirements and agree on any corrective work.

06Prepare the substrate
We clean and perform the specified patching, grinding, leveling or repairs. Underlayment, moisture-control layers or wet-area waterproofing are installed only where required and included.

07Prepare & install the product
We condition or acclimate materials when required, set the layout and install the selected LVP/LVT, laminate, wood or tile system according to its manufacturer instructions.

08Complete edges & transitions
We install the agreed baseboards or resilient wall base, thresholds and profiles. We maintain required movement gaps and complete cuts neatly around doors and fixed elements.

09Allow setting & protect the floor
We observe adhesive, mortar and grout curing or traffic restrictions. We clean with suitable products and apply compatible temporary protection where additional trades remain.

10Inspect & hand over
We check visible joints, edges, transitions and finish quality, complete the agreed punch list and provide cleaning and care instructions. Furniture is returned only when the floor is ready.
